You’ve decided to sell. Before even advertising and putting your property on the market your agent will ask you for a draft Contract. The contract will need to incorporate searches to account for council planning, certificates, deposited planes, sewerage title and special conditions. This of course depends on your circumstances.
Our solicitors at Strafurd York Legal can prepare the contract accounting for your situation.
Once a buyer is interested and you have agreed to the price for sale, our solicitors can negotiate any amendments by the prospective purchaser in anticipation for exchanging contracts.
Once settlement has occurred, we will correspond with lender notifying them that your property is sold and arrange for the proper discharge. Of course, we will review all settlement figures to ensure you are not overcharged.
We will then receive the settlement funds from the purchaser and direct payment to the lender.
On receipt and directing the Certificate of Title and Transfer to the buyers solicitor, settlement is complete and we will report back to you promptly.

Change of mind
If at any stage you decide to take the property off the market, you will incur no additional costs. We will hold onto the Contract of Sale until another purchaser comes along or until you are happy to sell again.
